OUR PROCESS

Our six steps project management procedure:

  1. Planning the project
    1. We understand the reason for which you are considering the project.
    2. We develop a plan with your goals and objectives for the project and a review of realistic financial and organizational capacity.
  2. Creating a development budget
    1. Sources Budget are identified (eg: equity, savings, fundraising, grants, liability)
    2. Uses Budget (property acquisition, soft costs, hard costs, furnishing, moving, etc)
  3. Soft costs – fees paid for professional services and fees paid for construction of the facility. This could be any of the following:
    • Appraisal
    • Architectural and engineering
    • Project management
    • Consulting
    • Construction management
    • Environmental testing
    • Loan fees
    • Legal fees
    • Permits
    • Insurance
    • Real estate taxes
    • Soft cost contingency (10% of soft cost)
  4. The development team – while project manager and an architect are standard, depending on the project, other team members may include:
    • Consultant
    • Engineer
    • Legal adviser
    • Contractor
    • Licencer
    • Auditor
  5. The design process – our design process is effectively explained in our “about us” page.
  6. Project operations
    • Taking possession – the general contractor takes the clients round the property and explains every little functional and non-functional detail.
