OUR PROCESS
Our six steps project management procedure:
- Planning the project
- We understand the reason for which you are considering the project.
- We develop a plan with your goals and objectives for the project and a review of realistic financial and organizational capacity.
- Creating a development budget
- Sources Budget are identified (eg: equity, savings, fundraising, grants, liability)
- Uses Budget (property acquisition, soft costs, hard costs, furnishing, moving, etc)
- Soft costs – fees paid for professional services and fees paid for construction of the facility. This could be any of the following:
- Appraisal
- Architectural and engineering
- Project management
- Consulting
- Construction management
- Environmental testing
- Loan fees
- Legal fees
- Permits
- Insurance
- Real estate taxes
- Soft cost contingency (10% of soft cost)
- The development team – while project manager and an architect are standard, depending on the project, other team members may include:
- Consultant
- Engineer
- Legal adviser
- Contractor
- Licencer
- Auditor

- Project operations
- Taking possession – the general contractor takes the clients round the property and explains every little functional and non-functional detail.
- Warranties
